How It Works
1. Initial Conversation & Property Review
We start with a proper conversation to understand exactly what you want from the property. This can be done however suits you — a site visit, a face-to-face meeting, a coffee or pint, or a simple call online. Whether the goal is to cover a mortgage, generate extra income, or remove yourself from day-to-day involvement, we build the strategy around your priorities. We’ll also review the property, location, and market data to model realistic returns.
2. Onboarding & Set Up
Once aligned, we onboard the property and prepare it for market. This includes listing optimisation, pricing strategy, and setup across leading short-term and mid-term letting platforms. Professional photography can be arranged where required.
3. Operational Takeover
Your property becomes a fully managed hospitality business, with Windsbrook overseeing every operational detail to maximise income, protect your home, and keep ownership completely hassle-free.
4. Performance Review
Each month, we review the property’s performance and share a clear report covering income, occupancy, and guest feedback. Your property’s running costs are covered first — we only earn once those costs are met. Our fees are performance-led and range from 8-20% depending on the property. We only earn once your property’s agreed monthly running costs have been covered, so our incentives remain fully aligned with yours. This ensures decisions are always made to maximise net return, not just occupancy.

Our “no profit, no fee” promise ensures that no charge is required for any service we provide, if the property hasn’t generated the proposed increase in revenue. We want every customer who invests their trust in us to feel 100% comfortable in their decision.

You remain responsible for property-related costs such as utilities, council tax (where applicable), insurance, and any agreed maintenance or repairs. We manage the operation but do not add mark-ups for third-party costs.

On-boarding typically takes 7–14 days depending on the property and any preparation required. This includes goal alignment, platform setup, pricing strategy, and listing optimisation. We want this to be a simple, quick and transparent process for you.

We do. All guest communication, check-ins, cleaning coordination, issue handling, and 24/7 support is all managed solely by us. Allowing for all our clients never to lift a finger.
